Affordable living in Flanders: the 10 cheapest municipalities (2025)

Where in Flanders can you buy a house most cheaply? We ranked all municipalities by the median price of a house in 2025. The median is the middle sale price: half of the houses sold for more, the other half for less. The Flemish average of the municipal medians is €355,500.

The top 10

1. Menen

In Menen (West-Vlaanderen) the median house price is €190,000, 47% below the Flemish average. This median is based on 508 sales. Compared with 2024, the median price is down 1.3%. Renting an apartment costs an average of €527 per month.

2. Lo-Reninge
